  1. July 9, 2026 · 8:53 AM

    Commissioner Neunder contacts Property Appraiser Bill Furst; Furst asks staff to check homestead on DeNiro the same morning

    Per the Property Appraiser's office (disclosed in its July 31 records production), Commissioner Joe Neunder called Property Appraiser Bill Furst on Mr. Furst's cell phone on July 9, and Mr. Furst called him back with a response. The office states that no documentation of those calls exists at present unless actual phone numbers are provided to search its records or those of Mr. Furst. That same morning at 8:53 AM, Mr. Furst emailed Property Appraiser staff member Katherine Reardon asking her to check homestead on Jim DeNiro, writing that he got a call about DeNiro running for office while claiming homestead elsewhere (Part 1). Note: The internal email references '1851 Mackintosh' while the public-records request, news coverage, and most campaign filings reference 1861 Mackintosh Boulevard / Mackintosh Blvd in the Calusa Lakes area of Nokomis. Both street numbers exist as separate properties. The exact legal address stated on the candidate oath should be independently confirmed from Supervisor of Elections records.

    An email from the account cindyjones91745@yahoo.com formally asks the Property Appraiser's office about DeNiro's homestead status

    Six days after the documented phone contact, an email from cindyjones91745@yahoo.com — signed 'Cindy Jones' — formally asks the Property Appraiser's office whether James/Jim DeNiro was claiming a homestead exemption at 403 Trenwick Lane between January 1 and March 6, 2026, at the time of the sale (Part 2). Florida voter registration records for Cindy Nichole Neunder (ID 105494484, status Active, Republican, registered 10/29/2004) list the physical and mailing address as 136 Avens Dr, Nokomis, FL 34275 and list the email address cindyjones91745@yahoo.com under Extra Contact Info. The recorded Special Warranty Deed (Instrument #2017026561) names the grantees as 'Joseph M. Neunder and Cindy N. Neunder, husband and wife' at the same 136 Avens Drive address. The Sarasota County Property Appraiser's official parcel record confirms joint ownership and homestead at that address.     The Property Appraiser's office property records show the 403 Trenwick Lane homestead was set to not renew following the March 6, 2026 sale

    The Property Appraiser's office's own property records for 403 Trenwick Lane, Venice (Part 3) show that the homestead exemption granted in 2023 was set to not renew following the March 6, 2026 sale of the property for $1,295,000 (grantor Erin DeNiro) — the ordinary course when a homesteaded property is sold. These records bear on the July 15 inquiry sent from cindyjones91745@yahoo.com, the email address listed under Extra Contact Info on the Florida voter registration record of Cindy Nichole Neunder.   4. July 16–17, 2026

    Florida Elections Commission (FEC) complaint over DeNiro's residency is sworn and submitted by Conni Brunni

    The complaint was sworn and subscribed before a Florida notary on July 16, 2026. The Venice Gondolier reported that Conni Brunni submitted the complaint to the Florida Elections Commission by mail on Friday, July 17 — the same period in which the Property Appraiser's office answered the homestead inquiry. Three weeks earlier, on June 29, Ms. Brunni had posted publicly on Facebook sharing a Sarasota Phoenix article critical of DeNiro and writing: “The easy answer is: Re-Elect Dr. Joe Neunder!” In a later interview on Coastal Conservative News, Brunni stated:

    So this was brought to me, to my attention. I didn't go looking, again, didn't go looking, but it was brought to my attention.

    The Gondolier publishes 'Residency of candidate questioned'; the article lands in Furst's inbox

    The Venice Gondolier publishes Bob Mudge's article on the Brunni complaint. News alerts carrying it arrive in Bill Furst's office inbox at 5:32 and 5:34 AM (Parts 4-5). The article reports the complaint, the Trenwick Lane homestead facts, and both campaigns' responses — including Neunder's own on-the-record comment that 'there's a there there' in DeNiro's homestead history, and his statement: 'I have full confidence the FEC will make a proper decision.'

    Commissioner Neunder posts publicly about the residency article

    From his official account ('Joe Neunder, Sarasota County Commissioner'), Neunder shares the Gondolier article and writes, in part:

    Based on the information that has been made public, this appears to present a straightforward issue... I'm also hearing that a formal complaint alleging potential criminal violations may be filed in the near future.

    In a video interview posted on Facebook, Commissioner Neunder calls the complaint 'third party' and cites 'institutional knowledge'

    In a video interview posted on Facebook, Commissioner Joe Neunder stated:

    You know these [elections] complaints were from a third party they weren't from Joe Neunder. There is a question in timing and the nature of some institutional knowledge there. It is definitely odd there is no question about it, I think our elections commission will figure it out one way or another.

    Local Government Accountability submits a public records request; the Property Appraiser's office acknowledges within minutes

    Local Government Accountability emailed a Chapter 119 public-records request to the Sarasota County Property Appraiser's office, seeking records on homestead-exemption and residency determinations. At 2:32 PM, Brian Loughrey, Chief Deputy, acknowledged receipt and stated responsive records were expected by close of business July 31.

    The Property Appraiser's office produces all responsive records and discloses the undocumented July 9 phone calls

    Brian Loughrey produced all responsive documents from January 1, 2025 to present — the thirteen records presented by their actual dates throughout this timeline — and disclosed that Commissioner Neunder called Property Appraiser Bill Furst on Mr. Furst's cell phone on July 9, that Mr. Furst called him back with a response, and that no documentation of those calls exists at present. The production also included eight routine campaign bulk mailers received by office staff, consolidated below for completeness.

    Local Government Accountability asked whether any call records exist between Property Appraiser Bill Furst or other office employees and Joe Neunder or his campaign staff.

    The Property Appraiser's office responds on call logs

    Brian Loughrey, Chief Deputy, replied that the Property Appraiser's office has no access to call logs and its calls are not recorded, offering to request any logs from Sarasota County's EIT group.

    Public records associate the email address that submitted the July 15 homestead inquiry (Part 2), cindyjones91745@yahoo.com, with Cindy Nichole Neunder. Florida voter registration records for Cindy Nichole Neunder (ID 105494484, status Active, Republican, registered 10/29/2004) list the physical and mailing address as 136 Avens Dr, Nokomis, FL 34275 and list the email address cindyjones91745@yahoo.com under Extra Contact Info. A Special Warranty Deed recorded with the Sarasota County Clerk of the Circuit Court in 2017 (Instrument #2017026561) names the grantees as 'Joseph M. Neunder and Cindy N. Neunder, husband and wife' at 136 Avens Drive, Nokomis. Sarasota County Property Appraiser parcel records independently confirm Joseph M. and Cindy N. Neunder as co-owners and residents of 136 Avens Dr, Nokomis (parcel 0385160011), with homestead exemption since 2018. Commissioner Joe Neunder is Jim DeNiro's opponent in the race referenced throughout these records. The supporting documents (voter registration extract, recorded deed, and property appraiser parcel record) are provided below for independent review.
